On a commercial property the landscape is the first thing a tenant, a customer, or a board member sees, and it is judged in the two seconds between the car and the door. It also has to be maintained without closing a lane, blocking an entrance, or waking a resident.

    Mowing, edging, and string trimming across turf, islands, medians, and detention areas, on a route and a frequency set to the property.

    Beds & Frontage

    Weeding, edging, and mulch maintained hardest where it is seen most — entries, monument signs, and the strip a customer walks from the parking lot.

    Pruning & Sightlines

    Shrubs and trees kept back off signage, lighting, cameras, walkways, and the sightlines at drives and intersections.

    Hardscape Clean-Up

    Walks, entries, and parking areas blown down and cleared of litter and debris on every visit, with drains and inlets kept open.

    Irrigation Management

    Zones checked, breaks caught and repaired, and controllers adjusted seasonally — the single largest recoverable line on most commercial water bills.

    Scheduled Reporting

    A record of what was done and what was found, so a manager can answer a board or an owner without driving out to look.

Nobody walking into an office park or a retail center evaluates the landscape. They form an impression of the building from it, in about the time it takes to cross the parking lot, and they do it every single day.

Which is why the work is weighted toward the frontage, the entries, and the monument sign, why sightlines and lighting are kept clear rather than trimmed when someone complains, and why the drains are cleared before the rainy season instead of after the parking lot has flooded.

03 — Investment

Commercial grounds are contracted per site. The number follows the acreage, the split between turf, bed, and hardscape, the frequency the property is held to, and the hours the work has to happen in — so it is quoted after a site walk rather than off a published rate.
