What moves the price of a patio cover up or down?
Most patio covers run $18,000 to $65,000, or roughly $90 to $160 per square foot of covered area. Span, ceiling finish, whether the roof ties into the existing roofline, and integrated fans, lighting, and screens are what move the number.
Pergola or patio cover: which do I need?
If you want the terrace usable in rain and at midday in summer, you need a solid roof. A pergola filters light and defines the space but does not keep you dry. Many yards end up with both, a covered section off the house and an open structure further out.
Do I need a permit for a patio cover?
Almost always, because it attaches to the house and carries a roof load. Requirements differ between City of Houston and the Memorial villages. We check for your address and handle drawings, submittal, and inspections.
Can lighting and fans be added later?
They can, but the wiring will be surface-mounted, which is visible and rarely looks right on a finished ceiling. Rough-wiring before the ceiling closes costs very little at build stage and cannot be replicated afterwards, so it is worth deciding now.
How long does a patio cover take to build?
Three to six weeks on site depending on span and finish, plus permitting lead time. The schedule comes with the proposal.
