Landscaping Services in Bellaire, TX

Bellaire yards get used daily, by everyone in the house. Durability, shade, and lawn that survives real traffic matter more here than anything that only photographs well.

Why Bellaire Homeowners Choose Texan Landscape Group

  • 01

We design to Bellaire’s coverage arithmetic before we draw a terrace.

Bellaire is its own home-rule city and it is zoned, unlike Houston. Most residential districts cap lot coverage at 55%, and coverage counts the house footprint, the driveway, the walks and the patio. We run that calculation at design stage so nothing gets cut at permit.

  • 02

We know the fill limit, which catches most out-of-town contractors.

Bellaire limits imported dirt to no more than a 1% slope from the back of the curb, or eight inches. Any drainage strategy that depends on simply raising the yard is not available here, so the grading has to be solved with fall, drains and outfall instead.

  • 03

20+ years, 1,200+ completed Houston projects, and 396+ reviews across platforms.

Chris Gosselin, our founder, holds a Construction Management degree from the University of Arkansas and still designs and builds.

01 — Local Considerations

Bellaire Landscaping Services Within the Lot Coverage Cap

Lot sizes and setbacks set the envelope, and drainage, tree protection, and access are planned before the first machine arrives.

02 — Design Process

Our Landscape Design Process in Bellaire

  1. 01

    Site Walk, Levels and Survey

We walk the lot, shoot levels and work from your property survey, which Bellaire requires for work as routine as replacing a fence.

  2. 02

    Coverage and Tree Check

We calculate existing and proposed lot coverage against the cap for your zoning district, and identify every tree that meets the protected definition — any tree twelve inches diameter or more anywhere in the city, and any tree six inches or more in a front yard, street side yard or right-of-way.

  3. 03

    Permits and Design

Bellaire requires a floodplain development permit for a remarkably wide range of work, and a tree disposition plan and removal permit where protected trees are affected. Design and submittal happen together rather than in sequence.

  4. 04

    Build

Tree protection goes up first — chain link or wood fence at least four feet high at the drip line, mulch over exposed roots, no storage or vehicles inside the drip line, and the city’s bilingual sign on the fence. Then excavation, base, structures, planting and systems.

  5. 05

    Walkthrough and Handover

Replacement trees have to be in before final inspection, so planting completes ahead of sign-off. We then walk the yard with you and hand over the controls.

03 — Architecture

Traditional Streets, Modern Coverage Limits

Bellaire architecture is largely traditional and transitional across around thirty-five platted subdivisions in three and a half square miles, and materials are chosen to read as appropriate for the street rather than imported from elsewhere. That instinct is right, and it is what the city’s own review expects.

What has changed is how much of the lot can be built on. Bellaire caps lot coverage at 55% in most residential districts, and the definition of coverage includes driveways, walks, patios and pool decks — not just the house. On a rebuild the house takes most of that allowance, which means the landscape design is working inside a hard arithmetic limit, and the way to get more usable outdoor space is planting, structure and level change rather than more paving.

05 — Services

Bellaire Landscaping Services Inside the 55% Cap

With a hard coverage cap and an eight-inch fill limit, the services that add usable outdoor space in Bellaire are not always the obvious ones.

08 — FAQs

Bellaire Landscaping FAQs

How much of my Bellaire lot can I actually pave?

Less than most homeowners assume, because coverage counts everything placed on the lot — house and garage footprint, driveway, sidewalks and patio. Most Bellaire residential districts cap that at 55% of lot area. On a rebuilt house the structure alone consumes a large share of the allowance, which is why the useful moves here are planting, level change and structure rather than more paving. We run the numbers before design, not at permit.

Do I need a permit to replace a fence in Bellaire?

Yes — a floodplain development permit, and you will need a property survey with it. Bellaire’s own guidance is that even painting and small cosmetic projects generally require a floodplain development permit. It surprises people, and it is the most common reason a Bellaire project started by an out-of-city contractor stalls. Contractors also need a minimum of $300,000 general liability insurance to work anywhere in the city.

Which trees are protected in Bellaire?

Any tree twelve inches in diameter or more, anywhere in the city. Below that, a tree six inches or more is protected if it stands in a front yard, a street side yard on a corner lot, or a right-of-way — and once a development permit is in effect on a site, every tree six inches or more on that site is protected. Removal needs a tree permit and a disposition plan, replacements are set by lot width, and any replacement tree that dies within two years has to be replaced again.

Can I raise my yard to fix drainage?

Not by much. Bellaire limits imported fill to no more than a 1% slope from the back of the curb, or eight inches of dirt. That rules out the approach a lot of Houston contractors default to. Bellaire sits on Lake Charles and Bacliff clay with very slow permeability and high runoff, and parts of the city hold a winter perched water table — so drainage here is solved with designed fall, area drains, and an outfall that actually takes the water, not with more soil.

What can you tell me about planting that suits Bellaire specifically?

Bellaire has a horticultural history most cities do not. Evelyn’s Park on Bellaire Boulevard sits on the old Teas Nursery site — Edward Teas moved his nursery here in 1910 to carry out the landscaping plan for the new town, and it was Bellaire’s first business. The park today holds several hundred native trees under existing live oak canopy. It is a useful reference point on what performs on this ground over decades, and we draw on the same palette.

Does Harvey flooding still affect how you design in Bellaire?

It affects how we think about grade and about what we are willing to put where. Bellaire flooded badly, the city sits on essentially impermeable clay, and the floodplain permit requirement reflects that. On a lot with a history, we design planting and hardscape that tolerate standing water, keep the fixed and expensive elements out of the lowest ground, and make sure the drainage has a real outfall rather than moving the problem twenty feet.
