Residential property maintenance.

A landscape is finished the day it is installed and never again. Beds fill in, irrigation drifts out of adjustment, St. Augustine grows through nine months of heat, and the details that made the design work — bed edges, mulch depth, the line between turf and paving — soften if nobody is holding them.

    Cut at the height the grass type actually wants — St. Augustine and zoysia are not mown the same — with edges cut clean along paving, beds, and the drive.

    Beds weeded, edges recut to the line they were installed on, and mulch pulled back off trunks and crowns where it has drifted against them.

    Pruning & Shaping

    Shrubs and ornamentals pruned to their habit and to the season, rather than sheared into shapes that push growth in the wrong direction.

    Blow-Down & Clean-Up

    Clippings and leaf litter cleared off terraces, walks, and the drive at the end of every visit, and kept out of drains and channel grates.

    Irrigation Check

    Heads checked for coverage, breakage, and spray onto paving, with controller run times adjusted as the season and the rainfall change.

    Beds topped back up to depth — the cheapest thing on this list and the one that does the most for water retention through a Houston summer.

    Tender planting protected ahead of a hard freeze, and debris cleared and damage assessed after the weather has gone through.

    Channel drains, area drains, and French drain outlets cleared before the season that finds them, so the system works when the rain arrives.

03 — Commercial

Commercial property maintenance.

On a commercial property the landscape is the first thing a tenant, a customer, or a board member sees, and it is judged in the two seconds between the car and the door. It also has to be maintained without closing a lane, blocking an entrance, or waking a resident.

    Walks, entries, and parking areas blown down and cleared of litter and debris on every visit, with drains and inlets kept open.

    Zones checked, breaks caught and repaired, and controllers adjusted seasonally — the single largest recoverable line on most commercial water bills.

05 — FAQ

    Do I have to have had you build the yard?

    No. We maintain properties we built and properties we did not. On a landscape somebody else installed we start with a walk to understand how it was put together — irrigation zones, drainage, planting, and what is already failing — before we quote a schedule.

    How often would a crew be on the property?

    It depends on the property and the season. Turf in a Houston summer wants a different rhythm than the same turf in January, and a retail frontage is held to a different standard than a back lot. We set the frequency against the property at the walk rather than selling one schedule to everybody.

  • 03

    What does maintenance cost?

    It is priced per property, against the size of the grounds, the amount of bed and turf, the frequency, and what is included. We do not publish a rate for it, because a figure quoted before seeing the site is a number somebody has to walk back later. You get a clear scope and a price after we have walked the property.

    Is irrigation included or separate?

    Routine checks — coverage, breakage, spray onto paving, and seasonal controller adjustment — are part of the visit. Repairs, replacement heads and valves, and system upgrades are quoted as their own work, so you are never billed for parts inside a maintenance line you cannot see.

    Can you work around our business hours?

    Yes, and on most commercial sites that is the constraint the schedule is built around — before opening, after close, or on the days that suit the property. Tell us the hours you need protected and the route is set to them.

    What happens after a freeze or a storm?

    Contracted properties are part of our response schedule. Tender planting is protected ahead of a forecast hard freeze where that is practical, and afterward the site is cleared, walked, and assessed so you know what survived and what needs replacing.

    Do you handle whole-property renovation too?

    Yes — that is the rest of what we do. Where the grounds have aged past what maintenance can hold, we scope the renovation as its own project and price it separately. It is never folded into a maintenance invoice.
