Signs Your Yard Has a Drainage Problem
Standing water, mosquitoes, mulch that washes out, cracks at the slab — the early signs your yard’s drainage is failing, and what each one is telling you.

Houston gets intense, short rainfall onto soil that drains slowly. Drainage problems here are the rule rather than the exception, and they are rarely dramatic. They almost never announce themselves with a flooded house. They show up as small, repeating annoyances that homeowners live with for years without connecting them to a single cause.
Here is what those signs look like, what each one means, and which of them are worth acting on quickly.
1. Water still standing a day after the rain
This is the clearest signal there is. Gumbo clay drains slowly, so a puddle during a downpour proves nothing. A puddle that is still there twenty-four hours later means the water has nowhere to go — the area is a low point with no route out, and every rain refills it.
Mark those spots on a plan or with flags while they are wet. They are impossible to identify accurately three weeks later in dry weather, and they are exactly the information a drainage design starts from.
2. Moss, algae, and mosquitoes in the same place every year
These are the same message on a longer timescale. Moss and algae colonize ground that stays damp, and mosquitoes need only a small amount of standing water for a few days to breed. If one corner of the yard is always the mosquito corner, it is holding water.
3. Mulch and soil moving across the yard
Watch where material ends up after a storm. Mulch fanned across the patio, soil washed onto a walkway, a shallow rut forming along a fence line, gravel migrating out of a bed — each of these traces the path water is taking, and it is more reliable than any guess about which way the yard falls.
Erosion also tells you about volume. A narrow, deep channel means water is being concentrated somewhere upstream, usually by a roof, a downspout, or a neighbouring slab.
4. Grass that thins only in the low areas
It is easy to read this as a fertility or shade problem and treat it as one for years. Turfgrass roots need air, and saturated soil suffocates them. If the thin patches map onto the low spots rather than onto the shade, the lawn is drowning, not starving, and no amount of fertilizer or new sod will fix it while the water stays.
5. Water sitting against the foundation
This is the sign to act on immediately. Houston’s expansive clay swells when it takes on water and shrinks as it dries out. Repeatedly soaking the soil along one side of a slab drives seasonal movement under the house, and that movement is what shows up later as cracked patios, sticking doors, separated trim, and flashing pulled loose where a patio cover meets the wall.
The soil should fall away from the foundation, not toward it. Beds built up against the house, mulch heaped over the slab edge, and grade that has settled over the years all work against this.
6. Downspouts that end nowhere
Walk the perimeter during the next rain and follow each downspout. A gutter that discharges onto a bed six inches from the wall is delivering a substantial share of your roof area straight into the soil beside the foundation.
This is the cheapest fix in drainage and the most commonly skipped. Downspouts should be extended, piped, or tied into a drain that carries the water well away from the house.
7. The neighbour’s yard drains onto yours
On flat lots with houses close together, water frequently arrives from next door, especially where a driveway, patio, or added slab has changed the grade. It is worth identifying because it changes the solution: your yard needs to intercept and carry water through, not merely shed its own.
What each solution actually does

The common thread is that every one of them needs somewhere to send the water. This is why diagnosis matters more than product choice: a drain with no outfall is a buried trench that fills up.
What you can check yourself in an hour
Most useful diagnosis needs no equipment beyond a hose and some patience. The trick is to look while water is moving, rather than a week later when the evidence has dried up.
- Walk the yard in the rain, or with a hose running on the roof, and note where water travels and where it stops.
- Check every downspout: where it discharges, whether it is blocked, and whether the water it releases leaves the property or soaks in beside the house.
- Look at the soil line against the foundation for splash marks, erosion, or a gap where soil has pulled away.
- Find the lowest point in the yard, then find the nearest place lower than it that water could be taken to. If there isn’t one, the answer will involve a pump rather than gravity.
- Photograph the standing water with a timestamp. A photo taken twenty-four hours after rain is the single most useful thing you can hand a contractor.
What a proper assessment adds
Beyond what you can see, an assessment measures things and follows water off the property rather than guessing at it.
- Actual fall, measured with a level rather than judged by eye — small slopes are extremely hard to read.
- The route and capacity of existing drainage, including pipe that predates you and may be collapsed or full of roots.
- A discharge point, and confirmation that using it does not simply move the problem to a neighbour.
- Roof area, because the volume arriving in a storm is a function of square footage, not of how the yard looks.
- Soil profile, since the depth of the clay layer changes what infiltration-based solutions can achieve.
- Whether the water is surface run-off, roof discharge, groundwater, or a plumbing or irrigation leak — four different problems with four different fixes.
That last distinction matters more than any other. A yard that is wet because of a leaking irrigation line will not be fixed by a French drain, and a foundation kept damp by a broken sewer lateral is a plumbing job wearing a landscaping disguise.
Why this comes before everything else
Drainage is the first thing to settle in any outdoor project and the most expensive thing to retrofit. Correcting the fall under a patio means removing the patio. Fixing a drain line under a new lawn means lifting the lawn.
