Nothing gets built against a verbal estimate. You get an itemized proposal drawn from the finished design — quantities, materials, and scope — and a payment schedule written into the agreement you sign before construction starts.
If you are working to a budget or a deadline, say so at the consultation rather than after the design. It changes what we draw: scope can be phased, materials substituted, and the yard built in stages that each stand on their own.
We don’t publish financing terms here. Ask when we walk the property and we will tell you exactly what is available for a project your size.

What is the difference between the two design packages?
The drawings are the same. Both packages include the 3D design, 2D drawings with detailed measurements, material and supply details, a detailed planting schedule, a lighting plan, an irrigation plan, additional revisions, and our installation bid. Design-Only Package adds priority scheduling. The difference is price: Design-Build Package is offered at a reduced rate for homeowners who intend to build with us.

Does the design fee come off the construction cost?

Can I add scope to a package?
Yes, though there is less to add than there used to be — the lighting plan, irrigation plan, planting schedule, 2D measured drawings, and additional revisions are all in both packages now. What sits outside them is engineering, a full-property drainage plan, a phasing plan, an HOA or permit submittal set, and a 3D video walkthrough. Those are quoted with the design, because what they take depends on the property — say at the consultation which ones you want and they are priced alongside the package.

Can I see designs you have already done?
Yes — 137 design sheets drawn for 30 Houston properties are published in our design gallery, site plans and 3D renderings both. Where the design was carried through to construction, the finished project is on the site too, so you can compare the drawing against what actually got built.

How is construction priced?
Construction is quoted from the finished design, so the proposal reflects real quantities and real materials rather than an estimate against a sketch. Square footage, materials, how much grading and drainage the site needs, and equipment access are what move the number.
